Interviewing your REALTOR

After you have done your research you will want to interview the REALTOR you have selected to ensure that he or she is a good fit for you. There are three things you should look for in an agent when deciding who to hire: personality, marketing plan and pricing guidance. 
 
Personality
You should look for a person with a personality who you believe can use their sales skills to sell your home. An agent should be able to overcome negative aspects of your home and make you feel as though they can increase the chance of selling it. You should also hire an agent who you feel you can work with. Make sure you understand how he or she will communicate and how they will handle showings. Agents styles vary and each type of person may or may not be a good fit for you. 
 
Marketing
Marketing is the biggest asset a REALTOR will bring to the table. Make sure you understand who they will target in their sales process and how they intend to bring people to your property. Agents should use their agent connections, social media, the MLS and internal marketing to bring as many people to your home.
 
Pricing Guidance
Pricing is as important to selling your home as marketing is. No matter how amazing a home is, an overpriced listing will struggle to sell. Make sure that when you intend to sell, your property is priced competitively and reflects what is happening in the market. Your agent should provide you with a full comparative market analysis (CMA) that shows you how similar homes have been selling in the last three months and how they affect your home value. This CMA will be very detailed and you can see each listing that is used to reflect your home value. At the end of the day home values are decided by what someone is willing to pay for them so be sure to price your home accurately.
 
Ensuring you have the right agent for the job is a large part of selling your home. Make sure your interview is done to find the best person for the job.
